Heritage Meadows


Heritage Meadows is located in the Underkoflers Corner area of south Caldwell off of Indiana Avenue. Developed by Heritage Meadows LLC, this subdivision contains a total of 144 homes on lots ranging from 0.17 to 0.27 acres. Kids who live in Heritage Meadows will attend East Central Elementary, Vallivue Middle, and Vallivue High School. These schools are part of the Vallivue School District. HOA dues are $600 annually. The median sales price in 2018 was $209,950. In 2018, 27 homes sold for between $169,118 and $249,237.


Weston Pointe

Weston Pointe sits off of Lake Ave just south of Ustick Rd. The community is minutes away from I-84, Karcher Mall, and the Caldwell Airport. Lot sizes range from 0.149 to 0.257 acres. Weston Pointe sits in the Vallivue school district, so kids will attend Central Canyon Elementary, Vallivue Middle, and Vallivue High School. HOA dues are $110 annually. A total of 19 homes sold in 2018 for between $188,770 and $243,505. 

Quail Ridge

Quail Ridge is a quiet subdivision that sits minutes away from the north shores of Lake Lowell. Residents enjoy the easy access to shopping, recreation, and dining thanks to its location. Developed by CBH Homes, Quail Ridge features homesites ranging from 0.18 to 0.25 acres. The neighborhood sits in the Vallivue School District, so kids will attend West Canyon Elementary, Vallivue Middle, and Vallivue High School. HOA dues are $375 annually. 

Sienna Hills


Sienna Hills is a carefully planned, upscale community just north of Lake Lowell and was developed by Kevin Howell, Inc. The entire community contains 605 lots with homesites up to 0.28 acres, park, pool, and community clubhouse. Sienna Hills is wired for super fast fiber optic internet, and has its own vineyard. Kids will attend Lakeview Elementary School, Vallivue Middle School, and Vallivue High School. HOA dues are $500 annually. In 2018, 41 homes sold for a median price of $316,457. 


Cirrus Pointe

Cirrus Pointe also sits just north of Lake Lowell, making it a desirable location. Kids will attend the same schools as Sienna Hills. HOA dues are $450. In 2018, 38 homes were sold. The range of sale prices was $200,940 to $332,218 with a median price of $257,620.
